SELLER’S SERVICES:

COMPLETE LISTING SERVICE – This includes entering into an exclusive listing agreement which includes placing listing in MLS and other linked real estate web sites. placing a sign on property, advertising property, showing to prospective buyers, contract negotiations, following through to closing. Commission is based on sale price and due at closing we have no hidden fees.

LIMITED LISTING SERVICE – This includes entering into an exclusive listing agreement which includes placing listing in MLS and  and other linked real estate web sites, placing a sign on property, advertising property, showing to prospective buyers, contract negotiations, following through to closing. that will discount the commission the seller will pay under the following circumstances:

1. If seller procures own buyer, residential listing commission will be decreased to 4%. We will participate in contract negotiations, and follow through to closing.Seller will agree to submit within 24 hours after contact the names and addresses of any potential buyers.

2. If seller procures own buyer, commercial/vacant property listing commission will be decreased to 5%.Seller will agree to submit within 24 hours after contact the names and addresses of any potential buyers.

BUYER’S SERVICES:

COMPLETE BUYER’S BROKERAGE SERVICES – 3% fee for residential, 5% for commercial/vacant land – commission to be paid by buyer unless seller offers compensation. We locate properties, write contract, handle transaction through to closing.

BUYER’S TRANSACTION BROKER- Buyer locates acceptable property. We handle negotiations, writing contract, tracking deal through to closing for a flat fee.

CONSULTING SERVICES:

Expert residential or commercial consulting for an hourly fee.
