SELLER’S SERVICES:

COMPLETE LISTING SERVICE - This includes entering into an exclusive listing agreement which includes placing listing in MLS and Realtor.com, placing a sign on property, advertising property, showing to prospective buyers, contract negotiations, following through to closing. Commission is based on sale price and due at closing.

LIMITED LISTING SERVICE - This includes entering into an exclusive listing agreement which includes placing listing in MLS and Realtor.com, placing a sign on property, advertising property, showing to prospective buyers, contract negotiations, following through to closing. that will discount the commission the seller will pay under the following circumstances:
1. If seller procures own buyer, residential listing commission will be decreased to 4%. We will participate in contract negotiations, and follow through to closing.Seller will agree to submit within 24 hours after contact the names and addresses of any potential buyers.
2. If seller procures own buyer, commercial/vacant property listing commission will be decreased to 5%.Seller will agree to submit within 24 hours after contact the names and addresses of any potential buyers.

LISTING IN MLS - Owner can, for flat fee of $500.00, have property listed in MLS and on Realtor.com with no further obligation for a commission under the following conditions:
1. Sign an exclusive brokerage agreement with us that states the following:
----a. Seller will be responsible for signage and advertising
----b. If Seller procures own buyer, Seller will handle entire transaction, not involving our brokerage at all
----c. Seller will agree to compensate a cooperating real estate brokerage the following if they procure an acceptable offer:
---------1. Residential property - 2.5% to selling office, 1.5% to our office
---------2. Commercial/vacant property - 3.5% to selling office, 1.5% to our office
----d. Cooperating realtors shall work exclusively through Avonlea Real Estate Inc. regarding showing the property.
----e. Avonlea Real Estate Inc. has no knowledge as to the condition of the property.
2. Seller will agree to allow property to be shown by realtors and will readily cooperate with them.
3. Seller will agree to submit within 24 hours after contact the names and addresses of any potential buyers.



BUYER'S SERVICES:

COMPLETE BUYER'S BROKERAGE SERVICES - 3% fee for residential, 5% for commercial/vacant land - commission to be paid by buyer unless seller offers compensation. We locate properties, write contract, handle transaction through to closing.

BUYER'S TRANSACTION BROKER- Buyer locates acceptable property. We handle negotiations, writing contract, tracking deal through to closing. $1,000.00 flat fee.
